Q: Who is Eagle Development?
A: We are a small residential rental company with apartments in North Liberty, Iowa.  Scott & Will are the two owners and we personally manage our Jefferson Street apartments.  Will is also a licensed real estate agent in the state of Iowa and will be happy to assist you in buying or selling a home.

Q: Can I arrange to see one of your apartments?
A: Yes, if we have a vacant unit or an upcoming vacancy, we will be happy to show it to you. We do have to give the current tenant at least 24 hours' notice. We schedule showings between 10:00 AM to 4:00 PM on weekdays and weekends. It is very important that you arrive on time for you scheduled showing.

Q: Once I make an appointment for a showing, will you hold that apartment for me?
A: No. Our apartments are in high demand.  The only way to hold an apartment is to sign a lease and pay the security deposit.

Q: What is the application process?
A: All adults who will be living in the apartment must fill out an application and pay the $20 application fee. We will process the applications as quickly as possible and let you know if you have been approved. The application fee is non-refundable. We make our decision based on your income and your credit, rental, employment, & criminal history.

Q: Can I be put on a wait list for an apartment?
A: Yes. Simply turn in an application and we will notify you as soon as we have a condo available.

Q: How much is the security deposit and when do I have to pay it?
A: The standard security deposit is equal to one month's rent. For apartments with a dog, an additional security deposit of $300 is required.  We collect the deposit when we sign the lease.

Q: How do I make rent payments? When is the first rent payment due?
A: We now process all rent payments through Apartments.com.  Simply link your bank account to your Apartments.com account to make payments. For an additional fee, you can pay on Apartments.com with a credit card or debit card. The first rent payment is due on the first day of the lease term.

Q: When do your leases start?
A: We are more flexible than most area landlords. We generally start our leases May 1, June 1, July 1, or August 1. The normal lease term is for one year and can be renewed.

Q: What appliances are included?
A: Our apartments include a refrigerator, stove, microwave, dishwasher, washing machine, dryer, and garbage disposal.

Q: What do utilities cost? Who pays the condo association dues?
A: The tenant pays all utilities including gas, electric, and water. Most tenants report paying around $200 per month for gas, electric, and water. Tenants also pay for phone, cable TV, and internet if desired. The landlord pays the monthly condo association dues.

Q: How many cars can I have? Is there a garage?
A: Our apartments include a 1-car garage. You are limited to two vehicles, one of which must park in the garage and the other in the shared lot.  All parking is Free!

Q: What is your pet policy? What is the weight limit on pets?
A: Our Jefferson Street apartments allow 1 well-behaved dog (up to 70 lbs), or 2 cats, or 1 dog and 1 cat.  Our pet rent is $30 per month per pet. Please note that the condo association prohibits tying up dogs on the patios. Dogs must be walked on a leash to the designated pet area when they need to go out.
Specific dog breeds not allowed: Pit Bulls & Staffordshire Terriers, Doberman Pinschers, Rottweilers, Chows, Great Danes, Presa Canarios, Akitas, Alaskan Malamutes, Saint Bernard, Wolf-hybrids, or a mix of any of the above. 

Q: Can I have a DirecTV or Dish Network?
A: Yes! Our buildings are wired for satellite TV as well as cable TV.
